If you are the successful bidder, please note that at auction close, a 5% buyers premium and a $27.00 recording fee will be added to the total bid price. Also, your $500.00 deposit will be refunded you, once paid in full.
Sale Terms (non-borough financing): The winning bidder shall sign a Purchase Agreement within ten (10) days of the closing of the auction, which will include land covenants. The property may be purchased with 20% of the winning bid amount as down payment, payable within ten (10) business days from the signing of the Purchase Agreement, with the balance due to the Borough in sixty (60) days.
Please read through the attached Restrictive Covenants thoroughly. The Restrictive Covenants will be recorded with the quitclaim deed once paid in full.
If bidder does not pay in full within the times specified in this section, they shall forfeit their $500.00 deposit and the parcel shall be offered to the next highest bidder from the Public Surplus Site.
Sale Terms (borough financing). The borough may offer in-house financing at a premium, with the terms and conditions outlined in a Purchase Agreement. The winning bidder shall be required to notify the borough within ten (10) business days of the auction closing date that they wish to finance their property with the borough. After notifying the borough of their intent to finance through the borough, the winning bidder shall be required to sign a Purchase Agreement, which will include land covenants, withing five (5) days of notification to the borough.

Payments must be made by Certified or Cashier’s Check or wire transfer.
Purchaser shall be responsible for all recording fees with the State Recorder’s Office. Purchaser will be required to obtain any necessary federal/state/local permits for development of the land. These permits may include, but are not limited to, Corps of Engineers, Local building permit or other land use permits.
If you are not the successful bidder, your $500.00 deposit will be refunded to you immediately but may take 3-5 days to show up.

IMPORTANT INFORMATION REGARING UTILITIES:
Access is available to each lot by way of Zimovia Highway. Stub-outs will be installed to the property boundary line along Zimovia Highway. Utilities to be installed beyond the stub-outs will be at the expense of the purchaser.
Wrangell Municipal Codes 15.04 – Water, and 15.08 – Sewer, and 15.12 - Electrical outlines the requirements for utilities. Purchasers will need to coordinate with Wrangell Public Works and Wrangell Municipal Light and Power for connections to the utility services.
All property are offered for sale "as-is, where-is".
PAYMENT:
A Buyers Premium of 5% will be added to the final sale price with a $1 minimum charge per auction for payment collections. This premium if applicable will be visible during the bidding process and added to the total bid.
Pre-Bid Deposit: PayMac, a third-party payment processing company, receives pre-bid deposit for City & Borough of Wrangell. Pre-Bid Deposit payment may only be made online by wire transfer or credit cards. NO CASH, CHECKS, OR MONEY ORDERS WILL BE ACCEPTED.
Post Payment: Down payment of 20% of the winning bid amount must be paid by cash, cashier's check within ten (10) days to the City & Borough of Wrangell at 205 Brueger Street, Wrangell, AK 99929 or by Wire Transfer. Payment in full for an awarded bid (less down payment) must be received, in the form of cash, or cashier's check, within sixty (60) days after the Notice of Award of the successful bid, to the City & Borough of Wrangell at 205 Brueger Street (PO Box 531) Wrangell, AK 99929 or by Wire Transfer. If payment is not timely received, the City & Borough of Wrangell may cancel the sale and accept the next highest bid or put the property up for auction. Successful bidders failing to make timely payment will forfeit their pre-bid deposit.
