If you are the successful bidder, please note that at auction close, 5% buyers premium and a $27.00 recording fee will be added to the total bid price. Once paid in full, the $500.00 deposit that you made, will be refunded to the original form of payment. Purchaser shall be responsible for all recording fees with the State Recorder’s Office.

The successful bidder shall sign a Purchase Agreement within ten (10) calendar days of the closing of signing this intent to purchase document. Twenty percent (20%) of the sale amount as a down payment, to be included with this intent to purchase document, with the balance due to the Borough in sixty (60) calendar days of signing the Purchase Agreement. Payment must be made by Certified or Cashier’s Check.

Please be advised this auction will require a bid deposit via Credit Card in the amount of $500.00 at the time of placing your first bid. 

If you are not the successful bidder, your $500.00 deposit will be refunded to you immediately but may take 3-5 days to show up. 

IMPORTANT INFORMATION REGARDING DEVELOPMENT AND UTILITIES

DEVELOPMENT REQUIREMENTS

Successful bidders will be required to obtain any necessary Federal, State, and local permits for land development.  Permits could include, but are not limited to, U.S. Army Corps of Engineers permit for filling wetlands, State of Alaska DEC water quality consistency determination, State of Alaska Fire Marshal building permit if construction is for a commercial structure, Borough building permit, Borough electrical permit, and Borough driveway permit. 

Driveway permits obtained from the Public Works Department shall be limited to 24’-wide to ensure consistency with constructed roadway and stormwater conveyance systems.

ACCESS TO UTILITIES 

All lots are to be sold with the expressed understanding by the Purchaser that municipal water and sewer utilities are not planned to be installed by the Borough; therefore, there will be no water or sewer services available for these lots.  All lots will have access to the electrical primary power, which is to be constructed in the 5th and 6th Avenues roadway.   Construction of the primary electrical power is expected to be complete by December 31, 2024.  Purchasers of the lots will be required to coordinate their needs for secondary electrical power service directly with the Wrangell Municipal Light & Power Department. Wrangell Municipal Codes 15.12 – Electrical, outlines the requirements for electrical service. 

All lots are sold with the expressed understanding that water and sewer utilities are not planned to be installed to provide services to these lots.

PAYMENT:
A Buyers Premium of 5% will be added to the final sale price with a $1 minimum charge per auction for payment collections. This premium if applicable will be visible during the bidding process and added to the total bid.
Pre-Bid Deposit: PayMac, a third-party payment processing company, receives pre-bid deposit for City & Borough of Wrangell. Pre-Bid Deposit payment may only be made online by wire transfer or credit cards. NO CASH, CHECKS, OR MONEY ORDERS WILL BE ACCEPTED.
Post Payment: Down payment of 20% of the winning bid amount must be paid by cash, cashier's check within ten (10) days to the City & Borough of Wrangell at 205 Brueger Street, Wrangell, AK 99929 or by Wire Transfer. Payment in full for an awarded bid (less down payment) must be received, in the form of cash, or cashier's check, within sixty (60) days after the Notice of Award of the successful bid, to the City & Borough of Wrangell at 205 Brueger Street (PO Box 531) Wrangell, AK 99929 or by Wire Transfer. If payment is not timely received, the City & Borough of Wrangell may cancel the sale and accept the next highest bid or put the property up for auction. Successful bidders failing to make timely payment will forfeit their pre-bid deposit.
